1.) Rental / Eviction / Criminal History Qualifications

Rent History

> Must have a Positive Rental payment history

> Must provide Landlord Phone # & Email To Verify Below

•  On time Rent payment history

•  Good Property condition on the move-out history

•  Full Lease term completion history

         Eviction History

> No Past or Current Evictions, Lease violations, Verified by a Nationwide search.

        Criminal History

        > No Past or Current Criminal Felonies involving violence, drugs, or  property destruction Verified by a Nationwide                     search

        2.) Employment Income & Bank Savings Review

         Employment Income :

     > Last 2 Months most recent W2 Employment Pay stubs                                                                                                                      Your Current Monthly Income Must Total 3x the Monthly Rent you are Applying for.

3.) Credit Score Report Review                                                                                                                                                          TransUnion SmartMove, RentPrep, Apartments.com or MyRental

   > Must have Credit Scores 600's or above

   > No Past or Current Bankruptcies/Collections/Liens/Judgements from past Landlords or Utilities

WITHIN 24-48 HRS  

*5TH) *ACCEPTANCE LETTER is EMAILED TO RESERVE OCCUPANCY 

           > COLLECT 1 Month Security Deposit (equal to 1 Month Rent)  Zelle Pay or BANK ACH                

           > COLLECT 1ST Month Rent Occupancy Needed (1st Month Occupancy Rent)                               

           > SIGN Min 1Yr (or) more Residential Lease 

              March (Spring) to Sept (Summer) Months    

          >TENANT PICK UP THE KEYS FROM LOCK BOX, at the move in date.                                             

        (If Payment & Lease is not received within 24-48 Hrs, the next candidate is given 1st choice)
