1.) ID Verification
A Valid Driver's License Photo ID
2.) Income & Employment Verification
Must have 3x Monthly income of the 1x Monthly Rent you are Applying for
Income Verification: Must provide Acceptable documents
> 2–3 recent pay stubs
> Bank statements (last 2 months)
> Offer letters or 1099s (for self-employed)
Employer Verification: Must provide Employer Phone # & Email To Confirm
Verify
> Job title
> Full-time or stable hours
> Employment duration
3.) Rental History Verification
Must have at least 2 years of Positive, On Time Rental history
Landlord Verification: Must provide Landlord Phone # & Email To Confirm
Verify
> On-time payments
> Property condition on move-out
> Full lease term completion
> No evictions or lease violations
4.) Credit Score/History Verification
Services used: TransUnion SmartMove, RentPrep, Apartments.com or MyRental
> Must have Credit Scores 650 & above
> No Past or Current Bankruptcies/Collections/Liens/Judgements from past Landlords or Utilities
5.) Eviction & Backround Verification
Run a nationwide Eviction and criminal background check
No Past or Current Evictions
No Past or Current Felonies involving violence, drugs, or property destruction
6.) Once Accepted Upfront Money Needed:
A.) 1 Month Security Deposit (equal to 1 Month Rent)
B.) 1st Month Occupancy Rent Needed (1st Month Occupancy Rent)
(Proceed to 1st Step: ONLY IF MEET MIN RENTAL QUALIFICATIONS ABOVE)
*1ST) PREQUALIFY >FILL OUT RENTAL APPLICATION & SUBMIT A BACKROUND CHECK
*2ND) APPLICANTS REVIEW >ACCEPTANCE LETTER EMAIL with opportunity to Schedule a Property View or >DENIAL LETTER EMAIL showing the qualifications, failed to meet
*3RD) PREQUALIFIED APPLICANTS PROPERTY VIEWING WALKTHROUGH
>A PHONE TEXT WILL BE SENT FOR 1-2 AVAILABLE PROPERTY SHOWING TIME BLOCKS from Phone # 903-326-9783 (a representative will be present)
(If Property Vacant -A representative will Text Pics/Video of the Key being deposited in Lock Box) (If Property Occupied - Entry depends on Current Tenant Schedule who will move out)
*4TH) WITHIN 24-48 HRS AFTER PROPERTY WALKTHROUGH PREQUALIFIED APPLICANTS MUST

>Tenant Pick Up the Keys From Lock Box, at the move in date.
