RVE INV HOME SELLER SCREENING PROCESS
1. Seller Identification
- Government-issued ID (driver's license, passport)
- Cross-checked name with public records.
2. Property Title Ownership Verification
- Property Deed copy requested
- Harris County records Ownership Confirmation.
3. Motivations and Circumstances Reasons For Selling
- Reason for selling home must be given (Legitimate reasons include relocation, downsizing, financial reasons.)
4. Financial Standing of Mortgage Information
- Current mortgage status must be given (amount owed, lender details).
- Property status (if it's in foreclosure)
5. Property Condition & Property History
- Property History (Ex. previous owners and lenght of ownership)
- Property Condition (Ex. Inquire about any major repairs or issues)
6. Contact Information Verification
- Must have a valid phone number, email, and physical address.
- Cross-checked contact details online for legitimacy.
7. Availability for Communication for Scheduled Call or Meeting
8. Inspection Willingness to be Allowed
- Confirmation to agree to third-party inspections and appraisals.
9. Legal Considerations for Liens or Legal Issues
- Verification that there are no outstanding liens or legal disputes tied to the property.
10. Added Documentation Requests
- Recent property tax statements.
- Existing Property warranties or inspection reports.
1st) RVE REALTY INV, as the Direct BUYER will need to First agree upon a Price Offer Max 65% of (Current) ARV- NO REPAIRS (Labo & Mat) for Purchase Price (+) (Current) ARV- AFTER REPAIRS (Labo & Mat) must equal Total: Max 75% of ARV HOLD, Max 80-85% of ARV FLIP, Max 85-90% WHOLESA of ARV, Closing Terms & Title Company with the Direct SELLER.
2nd) After an Agreed upon Price Offer, Closing Terms & Title Company
RVE REALTY INV will email the Direct Seller :
Proof of Funds or Preapproval Letter from our financial institution
A Purchase & Sales Agreement, with an Additional Clause stating Earnest Money is a Refundable within the 5-7 Day Option Contractor Bid Scope of Work & Inspector's Inspection period.
The Direct Seller must sign the Purchase & Sales Agreement within 3 Business Days. If Not Signed within 3 Business Days, Purchase & Sales Agreement will be Null & Void.
3rd) Once PURCHASE & SALES AGREEMENT is Signed RVE REALTY INV will send Title Company :
Signed Purchase & Sales Agreement from All parties
Earnest Money that is a Refundable within the 5-7 Day Option Contractor Bid Scope of Work & Inspector's Inspection period.
RVE REALTY INV will be under Contract with Title Company's Escrow Officer "Open title" & the 5-7 Day Option Contractor Bid Scope of Work & Inspector's Inspection period will Begin.
Only if RVE REALTY INV is comfortable with proceeding with the Deal After the 5-7 Day Option Contractor Bid Scope of Work & Inspector's Inspection period, will Title Commitment, & Mortgage payoffs etc.. will be ordered & proceed with Closing.
